Estimated and Actual Cost of building a New House in Maharashtra? What is the per sq feet construction cost? Building a small beautiful bungalow


This blog is for people who want to build their dream house. I am sure information on this blog will help all readers looking for information on building new house/bungalow.

I have started building a new house from Jul-2-2011 in my native place and want to share my experience so that people building new house are well equiped.
The ground floor of my house is 1BHK and the first floor may have 2 more rooms. The house will also have a terrace, balcony and verandah.
Method:I consulted an architect for a house plan.The contract for building the house was then given to a contractor. The labour charge is fixed per sq feet and the material cost would be borne my me.

Plan:
I will soon post the plan for the house since only the ground floor 1BHK plan is finalized till now and we are yet to finalize the plan for 1st floor. We are being helped for the plan by the son of my Dad's friend.

Cost :
I Plan to track my estimated cost versus actual cost so that readers are well aware of the financial aspect of house building.It was a nightmare to find the per sq. feet cost of construction. There is no standard figure available and rightly so. The construction cost ranges for around Rs 800 per Sq Feet to Rs 1,200 per Sq Feet.My estimate is around Rs. 720 per Sq Feet. I am not sure if I have missed out anything. The current prices for Steel, cement, dabar, sand etc and the quantity required to build my house was estimated. We will soon find how correct is my estimate :)

Thanks for your comment Prakash and I am glad that it helped you.
There is more information which I will be putting on my site. Each and every material with estimated and actual cost. So far I am on track with very little deviations and the house is turning out to be too good.

Where is this place where you are building the house? village, district etc.

This will be useful for many, could you also post the various permissions that you had to procure and how, including electricity, sewage etc., was managed how.

I am building the house in village its 95% done. Just that I have not been able to post the latest photo.

The permissions weren't much since the house is in village. But I will surely post it soon.

My main aim is for people to be able to estimate the things that go into building a house (labour charge, tons of steel, cement and all those "hidden costs")..

Hi Rahul. thank you very much for your blog it. i wants to know one thing which of foll. option is good.
1. buying new home
2. buying a plot/land and building home.
considering i don't have too much amount in cash.
i want to buy/build home in Nashik or Pune what would you suggest??

Thats a difficult question Vikas.

Analyse the resources you have to decide what best suits you.
Money wise I don;t think there should be much difference. Doing something yourself should definitely be cheaper but it requires your time and research so that you take appropriate decisions.

Buying a new home has the following pros
1. Hassel free and no extra time
2. You know what you are buying

But buying a plot and building a new house has the following pros
1. You can customize as much as you want during building the house or even after
2. You can choose the quality of material you put in your house depending on your budget

But you need to spend a lot of time for building your own house. Luckily for me, my father who is now retired helped me a lot and literally managed overseeing the construction at site

Do you have contacts who do stone wall fencing at your place - i have a place in Tala Raigad and am planning to develop it. Any inputs on fencing and bore will be helpful.
